Deal Partnering with Pink

We partner with investors who do have a short sale deal lined up and feel like they would like to have an experienced expert make sure it goes smoothly.  If you have a deal that we agree to partner on with  you, we will handle everything, and we will split it 50/50.

 

Here are the deals we will partner on:

- Any fixer upper home

- Any house that needs work

- House that won’t pass FHA or VA financing

- Any ugly or out-dated house

 

  • We can do deals in any price range as long as the numbers make sense.
  • In order to do this deal, you must have cash, private money, or hard money lined to fund the purchase price, rehab, and holding costs.
  • If you plan on doing a fix and flip and you are not in Colorado Springs, you must have some experience flipping houses because we will not be there to do it. If you want to wholesale the property, you must comply with all laws, rules, and best practices.
  • If you plan on keeping the house for a rental, any pretty house or a slight fixer upper would qualify as long as we can buy it at a price where we can cash flow. (in order for us to partner on this deal, you must qualify for a loan to buy the house, have a partner in place who can get a loan, or we can short the 2nd mortgage and bring the loan current on the 1st. You must have the cash to bring the 1st current and pay off the 2nd)

- 2010 Tax Returns-Must be Signed

- 2011 Tax Returns-Must be Signed

- W2 for 2010 (if we don’t have, don’t worry)

- W2 for 2011 (if we don’t have, don’ worry)

- Hardship letter-Must be Signed and dated

- Bank Statements last 2 months

- Pay Stubs Last 2 months

- Mortgage Statement from all Mortgage Companies

- Financial Worksheet from lender filled out

- Other Proof of income (Disability, SSI, Retirement)

- If Self Employed Business Bank Statements

- If Self Employed Profit and Loss Statement

- Utility Bill- Death Certificate (if applicable)

- Personal Representative info

–Estate info (if applicable)

- 4506T

- Listing Agreement  or FSBO disclosure

- Authorization

- Contract

- HUD

- O&E (title search, name and property search from title company)

- HAFA agreement (Conventional Only)

- Application to Participate (FHA short sales)

- Proof of funds

- Low Comps

- Contractor estimate

- Copies of any liens or judgments against the property

- Pictures (ugly and pretty)

- FTC Disclosures

- Authorization to Release Confidential Data
